- Accelerated Lease Up // Opening in June 2019, the facility far exceeded lease up projection reaching 88 percent occupancy in 12 months and is currently 96 percent occupied (September 2021).
- High Barrier to Entry // In response to a number of new developments from 2016 – 2019, Layton City has altered zoning to curtail future self-storage development. Future projects are required to be a minimum of three stories tall, located in an Industrial Zone, and meet a number of design requirements.
- Demographics // The three-mile population is currently 87,343 with 28,240 households, and an Average Household Income of $87,453. The property is 2.6 miles from Hill Air Force Base, the Air Force’s second largest base, which employs 27,000 active duty, contractor, and private personnel.
