Storage King USA is a 337-unit, 55,600 net rentable square foot self-storage facility that was constructed in 2006 in Sherman, Texas just north of the DFW Metroplex. The property sits on approximately 6.3 acres of land and has nine single story buildings containing containing 97 climate controlled units and 239 non-climate drive up units. Storage King USA has an attractive brick façade along with many amenities commonly found in Class “A” self-storage facilities. There is a gated entry with a digital keypad, a full-service on-site management office, 24/7 video surveillance throughout the facility, automatic hallway light sensors, concrete driveways, and units with roll up doors.
Sherman was named Business Insider Magazine’s “Fourth Most Desirable Town to Live In” and sits about 60 miles north of downtown Dallas in the path of the ever-sprawling US Highway 75 corridor. Storage King USA fronts on FM 1417 (S. Heritage Parkway) which is being turned into a four-lane road approximately one mile north and sees nearly 12,000 vehicles pass by the facility daily.
The population in Sherman has grown steadily at over two percent annually and its population has increased by 16 percent over the 2010 Census. Sherman is seeing tremendous residential growth in fact there are 2,280 single family lots and 3756 multi-family units currently under construction within three miles of Storage King USA. There are also an additional 1,278 single family lots and 806 multi family units in various stages of planning within the trade area. The area’s proximity north of DFW makes it an ideal area for commuters, but the city also has several economic drivers of its own. Industries such as Tech and Manufacturing companies drive the Sherman economy. Within three miles of the property, Texas Instruments is constructing a $30 billion campus – the biggest industrial project in Texas’ history – that will create 3,000 jobs. And just over one mile away from the facility Taiwanese-based Global Waters is building a $5 billion manufacturing facility that will produce 1,500 new jobs. Other prominent manufacturers with an international reach in the trade area include Sunny Delight Beverages and Tyson Foods. Sherman ISD estimates that it will outgrow its new high school that was just opened
in 2021 within seven years.
