West Bellfort Self Storage is about 300 feet from the intersection of West Bellfort Road and Beltway 8 (Sam Houston Tollway) and benefits from freeway visibility and combined traffic counts at the intersection of over 174,000 vehicles. The property is also about ¾ mile from the Southwest Freeway (US 69/59) in a densely populated area of southwest Houston. There are over 173,000 people living within a three-mile radius.

The facility serves residents in established middle class neighborhoods such as Parkglen, Parkglen West, Meadows Place, Glenshire, Braeburn Valley West, and Fondren Southwest. There are also dozens of apartment complexes near West Bellfort Self Storage. In addition to the immense amount of single and multi-family residential developments, there are also numerous nearby business and commercial tenants. This part of 59 is an established retail corridor and is also seeing continued growth buoyed by The Grid, a new $500 Million mixed use development in Stafford about a mile and a half from the property.

As of May 1st, West Bellfort Self Storage was approximately 96 percent physically occupied even though ownership spends next to nothing on marketing and advertising. The asset is owned and operated by a local individual who estimates that he visits the property once every six months. The Seller developed the property and only owns one other self-storage facility which is about 15 miles from West Bellfort Self Storage.  The high occupancy rates are hardly a recent phenomenon as the property has been close to fully occupied for most of the past decade. The Seller has not raised rental rates in several years and many of the competing properties are also enjoying high occupancy rates.
