The LeClaire-Schlosser Group of Marcus & Millichap Arranges the Sale of Canyon Rose Storage in Phoenix MSA

PHOENIX, Arizona | The LeClaire-Schlosser Group of Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Canyon Rose Storage, a 46,100 square foot storage facility located in Gold Canyon, Arizona. The transaction also included an undeveloped parcel of land measuring approximately 1.5 acres in the surrounding area.

Charles “Chico” LeClaire, Executive Managing Director Investments, and Adam Schlosser, Senior Managing Director Investments, in Marcus & Millichap’s Denver, Colorado office, had the exclusive listing to market the property on behalf of the seller, a national self-storage ownership and management company based in the Seattle, Washington area. The seller, who owned the facility for several years, plans to deploy capital in another market. “The buyer has had previous development experience in the Gold Canyon area and plans on building canopied RV & Boat storage on the additional land,” said LeClaire.  “This transaction exemplifies how the LeClaire-Schlosser Group leverages its national network to successfully connect East Coast buyers with West Coast sellers.”  The buyer was a New York-based LLC.  Ryan Sarbinoff, Vice President and Regional Manager of the firm’s Phoenix, Tucson, and Albuquerque offices, served as the broker of record for the transaction.

Canyon Rose Storage is thoughtfully designed with ground-level access throughout and a desirable mix of climate-controlled units, drive-up non-climate spaces, and canopy surface parking. The property features a gated entry with a digital keypad, ensuring controlled access for authorized users. A separate onsite management office is prominently located at the front of the entrance gate with an attached two-bedroom apartment, providing immediate assistance and oversight. The entire facility is monitored by 24/7 video surveillance, reinforcing its commitment to safety. Wide concrete driveways allow for easy navigation and loading, while each unit is equipped with roll-up doors for efficient access and storage flexibility.
