Dave Knobler, Senior Managing Director Investments, and Mixson Staffel, Associate Director Investments, in Marcus & Millichap’s Houston, Texas office, along with Charles “Chico” LeClaire, Executive Managing Director Investments in the Denver, Colorado office, marketed the property on behalf of the seller, a Texas-based LLC and original property developer.  Dave Knobler had this to say about the transaction, “When the buyer came to do its initial site visit one of the team members commented that ‘FM 242 will look like FM 1960 within 5 years.’ While that remains to be seen, there’s no denying that a quality asset near Artavia and Mavera has an awful lot going for it. The seller had taken the asset about as far as he could, but the transaction allows him to put his equity into something more advantageous with less management effort.”  The buyer is a New York-based LLC.

There are a total of 33,600 NRSF of climate-controlled units, 2,500 feet of traditional non-climate storage units, and 35,420 NRSF of larger fully enclosed units ideal for parking RVs and boats. There are also 28 outdoor parking spots that comprise the unit mix. The property has an attractive metal façade and numerous amenities. There is a gated entry with a digital keypad, a spacious full-service on-site management office, 24/7 video surveillance throughout the facility, and units with roll up doors.
