Ian Lindahl, Investment Associate, and Adam Schlosser, Senior Vice President Investments, in Marcus & Millichap’s Denver office had the exclusive listing to market the properties on behalf of the Seller, a national storage and retail developer. “This was a great deal completed in a transitioning market environment. This deal further demonstrated the strength of the Southeastern US storage market as we received eight compelling offers on the Class-A facility in Zephyrhills, Florida, a rapidly growing suburb of Tampa,” said Lindahl. “North American Development Group (NADG) brought the first Class-A storage facility to Zephyrhills and capitalized on their development as one of the top facilities traded in the Tampa market since the beginning of 2021.” Snapbox Self Storage, the Buyer, was also secured by Ian Lindahl and Adam Schlosser.

The newly branded Snapbox Self Storage location is unparalleled in the market, as it is strategically positioned on over three acres along US-301 and within the highly successful Zephyr Commons shopping center which is owned and operated by NADG. Zephyr Commons, which is the dominant retail center in the market, is anchored by Publix, Pet Supermarket, Planet Fitness, and a broad mix of restaurants including Chipotle, Chick fil A, and Jersey Mike’s. NADG developed the first-class storage facility “to capitalize on the location and demand in the market”, said Todd Addison, Senior Director of Development with NADG. The property also benefits from its proximity to other major retailers such as Walmart, Lowes, Ross, TJ Maxx, and Hobby Lobby.
