
HOUSTON, Texas | The LeClaire-Schlosser Group of Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of GuardBox Storage, a 129,493 square foot storage asset located in Fresno, Texas, a growing Fort Bend County suburb.
Dave Knobler, Senior Managing Director Investments, and Mixson Staffel, Associate Director Investments, in Marcus & Millichap’s Houston, Texas office, along with Adam Schlosser, Senior Managing Director Investments, and Charles “Chico” LeClaire, Executive Managing Director Investments, in the firm’s Denver, Colorado office, marketed the property on behalf of the seller, a Texas-based LLC. Dave Knobler had this to say about the transaction, “It may not have been peak 2022 level activity, but it did feel good to get double-digit competitive offers from highly qualified groups. GuardBox Storage is a 650-unit storage facility. The property sits on approximately 8.34 acres of land and has eight single-story buildings. There are 320 climate-controlled units, 231 non-climate-controlled units, 55 covered parking spaces, 43 uncovered parking spaces and one climatized office space. The property was constructed in 2005 and features several amenities commonly found in class A storage facilities. There’s an entrance gate with keycode access, video surveillance throughout the facility, concrete driveways, perimeter chain link fencing, and units with roll up doors. The large full-service manager’s office contains a show unit that allows customers to pick the size of the rental space needed without the manager having to leave the office.
