Dave Knobler, Senior Managing Director Investments, and Mixson Staffel, Investment Associate, in Marcus & Millichap’s Houston, Texas office, along with Charles “Chico” LeClaire, Executive Managing Director Investments in the Denver, Colorado office, marketed the property on behalf of the seller, a Texas-based LLC. Dave Knobler had this to say about the opportunity, “While Rockport is one of Texas’ more popular tourist areas, we still had to dig deeper to tell the story of why the area shouldn’t be viewed through a traditional demographic lens. On the surface population statistics just show that less than 1,000 people live within a mile of the property, however 71% of the homes in Aransas County aren’t homesteaded and in a more unorthodox analysis, it’s estimated that there are around 40,000 people in the county during a busy weekend by measuring how much water is used.”

Rockport Boat & RV Storage Portfolio is two Boat & RV storage facilities located across the street from one another in Rockport, TX, which is approximately 30 miles north of Corpus Christi. The properties sit on a combined +/- 6.79 acres of land and have five single-story buildings consisting of 240 total units. There are 28 outdoor parking spaces included in the unit mix. The facilities have numerous amenities including but not limited to video surveillance, gated entries with digital keycode access, roll-up doors, concrete driveways, a full-service on-site managers office, and a wash station.
