Charles “Chico” LeClaire, Executive Managing Director Investments, and Adam Schlosser, Senior Vice President Investments, in Marcus & Millichap’s Denver, Colorado office, had the exclusive listing to market the property on behalf of a Dahn Corporation affiliate. Dahn Corporation is a California-based storage operator with a nationwide footprint. “The property was well received by the self storage buying community,” said Mr. LeClaire. He added, “It was located in a college-dominate environment and was the premier facility in the city. We received well over a dozen qualified offers.” The Buyer was a large national commercial real estate entity.

Mini U Storage has a total of 707 units, with 701 ground level climate and non-climate controlled units constructed across 103,475 rentable square feet on a sprawling 8.44 acre parcel. There are also six boat and RV parking spaces. The property was originally constructed in 2006 and offers numerous amenities including 24-hour digital surveillance, metal roll up doors and wide paved drives throughout and perimeter fencing with keypad gated entry via two electronic gates. A large monument sign sits at the entrance to the property and has great visibility from Lexington Road, a two-lane surface road with a designated turn lane and car counts exceeding 27,000 per day.
