HOUSTON, TX  | The LeClaire-Schlosser Group of Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Absolute Self Storage, a 34,980 square foot storage facility located in Dallas, Texas.

Dave Knobler, Senior Managing Director Investments, and Charles “Chico” LeClaire, Executive Managing Director Investments in the Denver, Colorado office, marketed the property on behalf of the seller, a Nevada-based LLC.  Dave Knobler had this to say about the opportunity, “There’s no question that the key to getting this transaction across the finish line was due to a relatively low interest rate loan with about eight years of term remaining that the buyer was able to assume.”  He continued, “the buyer has outperformed the market with a nearby property so this should be a really good fit.”  Knobler and LeClaire also procured the buyer, a New York-based LLC.

The property which is about 5 miles from downtown Dallas sits on approximately 2.57 acres and consists of 285 non-climate units and 52 outdoor parking spots. The facility has eight single-story buildings with block construction and a mix of concrete and asphalt driveways. Absolute Self Storage was initially constructed in 1979, but the owner has remodeled the property since purchasing the asset in 2018. The property has numerous amenities including, but not limited to, security lighting, perimeter fencing, a marquee sign, video surveillance, and an electronically controlled wrought iron access gate with digital keypad access. There is also an on-site manager’s office, video surveillance, LED security lighting and a perimeter wrought iron fence.
