The LeClaire-Schlosser Group of Marcus & Millichap Arranges the Sale of Acorn Mini Storage in Boca Raton, Florida

BOCA RATON, FL | The LeClaire-Schlosser Group of Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Acorn Mini Storage, a 22,848 square foot storage facility located in Boca Raton, Florida.

Ian Lindahl, Director Investments, and Adam Schlosser, Senior Managing Director Investments, in Marcus & Millichap’s Denver, Colorado office, had the exclusive listing to market the property on behalf of the Seller, a local LLC.  “This was a great deal to get done in a tricky storage market. The facility has been a staple in the community for many years, consistently hovering in the high 90% in occupancy while operating as a major U-Haul dealer for both locals and SE Florida bound transplants,” says Lindahl. The Buyer was a private family office located in southeast Florida. Matt Avelar from Commercial Space Realty out of Pompano Beach, Florida, helped procure the buyer and assisted in the transaction as the buyer’s broker. Ryan Nee, executive managing director and chief revenue officer for Marcus & Millichap’s Southeast and Mid-Atlantic Division, served as the broker of record for the transaction.

Acorn Mini Storage is a 361-unit self-storage facility located in Boca Raton, Florida. The property sits on around 2.13 acres of land, was initially constructed in 1976 and was expanded in 1979 with several updates including climatizing the majority of the facility since the seller bought the property in 2013. It contains three self-storage buildings with 341 interior climate-controlled units and 18 non-climate-controlled drive-up units. The facility also includes two second-floor office spaces for business tenants. Acorn Mini Storage has many amenities including a large institutional style leasing office with retail and security monitor display with 24/7 video surveillance throughout. In addition, the facility has concrete driveways, and the interior consists of metal roll-up doors and traditional swing doors while the exterior drive-up units solely consist of traditional swing doors.
