TAMPA, FL | The LeClaire-Schlosser Group of Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Extra Space (Managed) Storage, an 83,270 square foot storage facility located on Fowler Avenue in Tampa, Florida.
Charles “Chico” LeClaire, Executive Managing Director Investments, and Adam Schlosser, Senior Vice President Investments, in Marcus & Millichap’s Denver, Colorado office, had the exclusive listing to market the property on behalf of the Seller, a joint venture between Florida-based Flagship Companies Group and Chicago-based Blue Vista Capital Management. “It was a unique opportunity for a Buyer to purchase a facility that had all of the pertinent attributes from multi-level climate control and traditional drive-up units to covered RV storage and open parking,” LeClaire said. “The facility leased up in less than 24 months and was built by a very successful central Florida self storage developer.” The Buyer was Extra Space Storage, the current property manager.
Extra Space (Managed) Storage consists of 713 units and 27 covered rentable recreational vehicle parking spaces. The facility features four buildings that are of concrete construction. Situated on approximately six acres of land with a covered loading bay, the facility is fully fenced with multiple gate access and is under 24-hour video surveillance and includes secure access to individual floors. The property is located near the corner of East Fowler Avenue and Walker Road.
