Jordan Farrer, Managing Director Investments, led the transaction on behalf of the seller, alongside Adam Schlosser, Executive Managing Director Investments, and Adam Lewis, Broker of Record. “The seller acquired the property and completed a large-scale renovation, turning a tired facility full of oversized units into an institutional grade asset with a more traditional unit mix,” said Jordan Farrer, Managing Director Investments. “Stabilized, well-located self-storage in a market like West Jordan continues to draw strong buyer demand.” The LeClaire-Schlosser Group also procured the buyer, a national self-storage company.

The facility was built in 2016 and comprises 381 storage units, including 174 drive-up units, across 35,772 net rentable square feet on approximately 1.98 acres spread over seven single-story buildings. The property offers gated entry with digital keypad access, an onsite management office, 24/7 video surveillance, concrete driveways, and roll-up door units, and was recently upgraded with a Verkada video intercom system and extended access hours capability.
