Jordan Farrer, Managing Director Investments, in the firm’s Salt Lake City office, and Adam Schlosser, Senior Managing Director, in the firm’s Denver office represented the seller, a local developer. Jordan Farrer had this to add about the deal, “This property was acquired as a small flex industrial space. The seller converted it to self-storage targeting the student population of nearby BYU and UVU which total nearly 90,000 students. The property is now professionally managed by CubeSmart.” The buyer is an out-of-state private investor.

Provo Mini Storage is a 480-unit self-storage facility situated on around 1.91 acres of land. It was initially constructed in 1996/2025 and contains three single-story self-storage buildings with 361 interior climate-controlled units and 119 drive-up units. Provo Mini Storage has many amenities including a gated entry with a digital keypad, an onsite management office, 24/7 video surveillance throughout the facility, asphalt driveways, and units with roll-up doors.
